A plat is another name for the process of subdividing land. A "Short Plat" is for a subdivision of fewer than 5-8 lots (depending on jurisdiction) and a "Plat or Long Plat" is for a larger subdivision. The short plat process is typically cheaper, faster and easier than a long plat process.

The creation of a subdivision usually takes place under the jurisdiction of a local agency which will be a the City in which the parcel is located or the County if you are outside of the City limits. They all have a unique review process and set of guidelines to be met.

Typical tasks include:

• Completion of a boundary and topographic survey
• Coordination of environmental consultants if soils, wetlands or wildlife issues are present.
• A feasibility and preliminary design phase
• Preparation of a preliminary plat drawing and application documents including a SEPA checklist if required.
• Cost estimates
• Public hearings (long plats)
• Preparation of construction plans and specifications
• Project management, including bid solicitation, payment request review, and inspections.
• Construction staking
• As-built surveys and plat monumentation
